Understanding existing structures

Understanding an existing building isn’t just a technical exercise—it’s an investigation. It calls for targeted research, informed inspections, and the experience to connect subtle clues into a clear, defensible conclusion.

A comprehensive desk study lays the foundation. Knowing when a building was constructed, the nature of its underlying soils, and how it has evolved over time begins to reveal how it performs today. Few structures remain untouched; both homeowners and commercial operators adapt their assets continually. Piecing together historic and recent interventions—from client records, planning portals, and archived information—creates a narrative that is then tested and refined through inspection.



The site visit brings that narrative to life. As construction methods developed through the 19th and 20th centuries, materials and structural systems became increasingly diverse. Reading the building—through brick bonding patterns, soffits, and the junctions between materials—provides vital evidence of how it was built and how it has changed.

Context matters just as much as construction. The condition of a building can be shaped by influences beyond its boundaries: adjacent works, changes in ground levels, and the surrounding environment all play a role. Only by considering these factors together can a truly informed assessment be made.
